At first, this 12-year-old roof appears to be in fair condition. Debris and deterioration are not readily apparent. An ARS, Inc. roof inspector can see that shakes have noticeable deterioration due in part, to lack of maintenance, preservative treatments, and general quality of roofing material.

A rooftop view shows the advancing deterioration process of the shakes as debris dams the spaces between shakes (known as keyways). The debris prevents water from flowing off the roof. This condition will force water to run from side to side, often resulting in interior leaks. Debris allowed to remain for an extended period will also expedite roof deterioration or wet rot.

Dry rot and splits in the shakes expose the roofing felt paper to the weather. Once the paper barrier has been breached, the home’s sheetrock, carpets, interior fixtures, and contents are at risk.

 

Areas of heavy debris accumulation on flashings behind the chimneys and skylights are common points of leakage as water dams up behind them when it rains. Situations such as these can easily be avoided with early assessment and proper maintenance.

 

Roof and gutter debris, along with landscaping materials, accumulate in underground drainage systems, clogging footing drains and causing water damage in crawl spaces, daylight basements, etc.

ARS, Inc. disconnects all downspouts leading into underground drainage systems before service begins. Additional options include continuous gutter screens, downspout guards, and solid boots at ground level to prevent soil and debris intrusion.
